Apartment

An apartment is a group of housing units in one building all owned by one entity.  In other words, all the units are owned by one entity. The units are then rented out to tenants.  This is the key difference between a condo and an apartment. With a condo, individual entities (i.e. person or corporation) own the units, whereas with apartments, all the units in the building are owned by one entity.

Condominium  

A condominium is a style of an apartment which is individually owned. Normally by the person living there, although you can rent from the condo owner.Each condo owner is allowed to buy and sell their own condo and own a small percentage rights to the land and common areas, like the gym or tennis court.This is different from an apartment where the entire building is owned by one person or company.

Townhouse

A townhouse is like a row home sharing one or two walls. They are tall and narrow buildings. They don’t have a lot of land around them and often only have very small gardens at the back. They are usually 2 or 3 stories tall.  Some rise even higher. They are different than a condo in that owners of a townhouse own both interior and exterior of the unit and are therefore financially responsible for maintenance of exteriors. A townhouse is more like a single family home except for being attached to another unit either on one or both sides.

Villa

A villa is a type of house that was originally an ancient Roman upper-class country house.

villas are known as more private, elegant destinations for people who want to go on vacation, but prefer to not stay in a hotel, where the atmosphere can be impersonal.

Villas are typically  standard, single family home, are also known for being luxurious, larger homes with their own gardens, vineyards or courtyards.

You will need an enough space for the members of your team and the retails your going to sell(if its for a shop). But you don’t want something so large that you’re paying for entire rooms that you never use. Even a few extra cubicle spaces or some room to add a few retails can be helpful.

 

  • Is the location convenient for your employees or future employees?

You first need to ensure that the office will be close enough for your retailers to commute. Or choose an office that is close enough to an area that’s populated with potential talent.

 

  • Is the location convenient for your clients?

 

You also have to keep clients in mind when choosing a location. Is the shop building you’re considering easily accessible from freeways or public transportation? Will they be able to find it easily?

 

  • Security

 

The building itself should offer some amenities as well. To keep you and your equipment safe and secure, find out if the building has a security guard, manned entry way and after-hours security.

 

  • Is there parking available?

 

Parking is another important factor that might be overlooked when renting office spaces. You need to make sure there are enough parking spaces nearby so that your clients can actually get to you without too much hustle. A secure parking lot or dedicated area is a plus. 

 

  • Lighting  & ventilation 

 

Lighting may seem a small factor on the visualization of your shop, but its not. The visualization of the retail shop is also a part of your business’s profitability ,for example if your opening a new shop space and imagine there is no sun light and all the room is darky and you have to turn the lights on even in the morning, it will not be engaging and interesting right? Foreign and Domestic Investment has been steadily growing in Ethiopia. The Federal and Regional Governments encourage investment; they provide land, incentives such as tax holidays, an improved bureaucracy at the Federal and Regional Investment offices, etc. The Government itself has been investing heavily to improve the country’s infrastructures and as a result, the road network has improved greatly in the last few years and this helps investment. 

 The EIC(Ethiopian Investment Commission) is the primary Government organ that serves as a nucleus for investment matters and is given the power and duty to promote, coordinate and enhance investment activities. The Ministry of Public Enterprises issues Government tenders in areas such as infrastructure development and public sectors, while the Ministry of Trade and Industry registers and licenses investors in brownfield investment. The National Bank of Ethiopia controls and facilitates foreign exchanges.

Even though procedures vary slightly depending on the business form under which investors plan to operate their business. All investments require an investment permit

The Ethiopian investment commission is obliged to receive an application for an investment permit and issue the permit upon examination of the intended investment activity in light of the proclamation, regulation and directives, and receipt of the appropriate fee. The commission is required to duly notify the applicant where the application is found unacceptable.

The following investors are required to obtain investment permits: 

  • Foreign investors;
  • Foreign nationals, excluding Ethiopians by birth,
  • Domestic investors investing in areas eligible for incentives;
  • Domestic and foreign investors making investments in partnerships.

After obtaining an investment permit, the investor is required to have a business license upon registration in the commercial register. A commercial registration and business license would confer several rights and duties on the investor including the right to commence business operation. Although the Ministry of Trade and Industry is the major government organ to regulate and administer commercial registration and business license, the Ethiopian Investment Commission administers the commercial registration and business license for investors.

Currency In Ethiopia
